How to make a proper deal in real estates
1. Check your selected property in the Land Register.
Through the online previews in land and property register you can safely find out who owns the property and whether the property are not subject to liens and easements.
2. Have the seller’s solvency checked as well as the indebtedness of the property itself through a real estate agent.
This service should be a natural part of any real estate brokerage.
3. In the case of loan financing you should consult with your banker in advance about financing options and pre-approval of the loan.
If you are selling real estate consult with a lawyer about the risks arising from the liens.
4. Always have a sales contract prepared by a lawyer or have it checked by a lawyer.
The contract may not correspond to the current wording of the law or may contain disadvantageous conditions.
Conclusion:
All of the above should be a matter of course for real estate services from your broker, at least at the level of mediating such services.
However it should be borne in mind that the main part of responsibility have you and therefore you must be careful.
